Most of the houses we replace in Irwin, North Huntingdon, Murrysville, Monroeville, and Greensburg are between 1,800 and 2,400 square feet of living space, which usually means 20 to 30 roofing squares once you account for overhangs and pitch. A square is 100 square feet of roof. With a mid grade architectural shingle, full tear off of one layer, new synthetic underlayment, ice and water shield at the eaves and valleys, new flashing, new ridge vent, and haul away, those homes land between $9,000 and $18,000. That is the honest middle of the market for a certified contractor with in house crews and a real warranty.
If someone quotes you $6,000 for that same house, ask what is missing. Usually it is the ice and water shield, the flashing, or the insurance. What moves the price of a new roof?
Roof size and pitch
More squares, more material and labor. Pitch matters almost as much. A 4/12 ranch roof in Norwin can be walked freely. A 10/12 colonial in Upper St. Clair needs roof jacks, harnesses, and slower work, and that adds 10 to 25 percent to labor.
Layers to tear off
Pennsylvania allows two layers of shingles, so many older homes in Westmoreland County have two. Tearing off a second layer adds disposal weight and a day of labor, typically $1,000 to $2,500 depending on size.
Decking condition
