WARNING SIGNS
AGE - Is your roof older than 20 years old? Typical roofing systems last around 20 years , if you are past this mark, chances are it is time for a new one
CONDITION - If your shingles are starting to buckle in the middle, break off or if the ends are curling up -- this is a sign that your roof is towards the end of its life expectancy. All these create ways for water, snow, hot and cold air into your home.
Check to see if you are missing shingles. If you have missing shingles due to wind damage your roof may be covered under your homeowners policy.
CRACKED SHINGLES -

SUNLIGHT IN ATTIC-
Go into your attic and look for sunlight that is not supposed to be there -- if sunlight can get in, so can rain. Also check for watermarks as this may be a sign of an active leak.
MOSS or ALGAE - We can admit moss and algae does no harm to your roof but it is not very aesthetically pleasing. Pressure washing and chemical washed do more harm than good. Look into a new roofing system, as many new shingle options are algae resistant.
MISSING GRANULES -
Dark or light spots in your roof can be a clear indicator of missing granules -- another sign of an aging roof. A good place to check for missing granules is in your gutters, residential and 3” by 4” downpours
